The FBI Headquarters is an extension of Rosebriar’s existing
Stemmons Crossroads development. Not long ago, Dallas Technology
Center (the development’s former name) was primarily recognized
as the acreage where Mary Kay Ash once wanted to build her main
corporate campus. When that plan was abandoned, the office park
sat conspicuously dormant for many years, another casualty of
the real estate collapse of the mid to late 1980’s. It
was not uncommon to see transients residing in the complex,
polluting the land with empty liquor bottles, and panhandling
on the busy street corners of Northwest Highway and Walton Walker
- definitely not an area of economic vibrancy or beauty. Today
however, Stemmons Crossroads is widely known as “The New
Restaurant Row.” Its restaurants, nightclubs and the world
famous, 24 screen AMC Grand Theater have transformed the area
into an entertainment phenomenon.
Since 1991, when Rosebriar first invested in the 200 acre,
West Dallas location, over 1 million square feet of commercial
development has been built. The park has redefined “mixed-use”
development due to its diversity - entertainment, restaurants
and bars, and nightclubs; along with office, industrial, warehouse
and residential activity have been melded together by Rosebriar
to create one of the most unique developments in the country.
The economic benefits realized by the City of Dallas as a result
of the development are significant. At least 1,000 new jobs
have been created by the businesses in Stemmons Crossroads,
and the area has been greatly improved aesthetically. Rosebriar’s
efforts have increased the aggregate property tax values over
$100 million, and more than three million people patronize its
establishments every year. One would be hard pressed to find
an area in the Dallas / Ft Worth Metroplex which has undergone
a more dramatic economic turnaround over the last decade.
